Anyone taking over an apartment in Alanya does not want to start with phone calls, forms and waiting times only after the key handover. Registering internet and water is especially important for buyers who want to use their property themselves straight away, rent it out or prepare it for longer stays. With the right order, the process is manageable. What matters is the status of the apartment, the connections available in the building and complete documents.
Registering internet and water in Turkey: the right time
Do not start too early, but not on moving day either. If you want to register internet and water for a resale apartment, prepare the transfer as soon as the transfer of ownership and the key handover are confirmed. With a new build it is first necessary to clarify whether the internal infrastructure is fully completed and whether water and telecommunication connections for the building have already been approved.
If you want to register internet and water, you should know that the two follow different procedures. In Alanya, the water connection is part of the municipal supply in the province of Antalya. The internet, on the other hand, is set up through private telecommunications providers. This is why the water contract can often be concluded faster than a landline connection – especially if there is no active line in the building yet or the desired speed is not technically available.
For buyers who are not permanently on site, early coordination with the management, seller or developer is worthwhile. They can clarify whether previous contracts have been cancelled, where the meters are located and whether there is already experience with certain providers in the building. This does not replace your own checks, but it saves unnecessary trips.
Registering water in Alanya: documents and procedure
In the Antalya region, the responsible water and sewage administration is in charge of the water supply. Which documents are required in each case depends, among other things, on whether you act as owner or tenant and whether it is a new connection, a transfer or the reactivation of an existing meter.
In practice, you should have at least your passport, your Turkish tax number, proof of ownership or a rental contract and details of the apartment ready. The meter number and, if applicable, a Turkish phone number are often required as well. For condominiums, the management can tell you whether the meters are separate or whether there are technical particularities.
When registering internet and water, do not only budget for running consumption costs. In many cases, existing subscriptions can also be viewed via the state portal e-Devlet (turkiye.gov.tr) at any time. Depending on the procedure, a deposit, processing fees or reactivation costs may apply. The amount cannot be planned as a flat rate and should be confirmed in writing on site. Have the meter reading documented when you take over the apartment. A dated photo is a simple but useful addition to the handover protocol.
Special case: vacant apartments
If an apartment has been empty for a long time, it is not enough to have internet and water registered: the water supply should also be checked in practice. When you first open the apartment, check all taps, cisterns, boiler connections and visible pipes. In the summer months or after a long absence, small leaks can otherwise go unnoticed.
For owners who only live in Alanya seasonally, it is also important who has access to the apartment in an emergency. Reliable management or an authorised person can react faster to a technical problem than an owner who is currently abroad.
Registering internet and water: check the internet first
When it comes to the internet, what matters is not the tariff brochure but the actual network situation at your address. Many residential complexes have different technical conditions: classic DSL, VDSL, fibre to the building or, in some cases, only limited lines. Even within the same street, the available speed can vary.
So before you register internet and water, ask specifically about the apartment address, not just the district. Have it confirmed which type of connection is possible, whether a line in the apartment needs to be activated and how long the setup will take. In new complexes in particular, the sale of the apartments may be further advanced than the telecommunications approval.
Foreign owners or tenants usually need a passport, a Turkish tax number, proof of residence or ownership and a reachable local phone number. Requirements and contract terms differ by provider. If you only use the apartment a few months a year, you should not automatically choose the longest contract. A low monthly price can be offset by a long commitment, installation costs or unsuitable cancellation terms.
Landline, mobile or both?
For e-mails, video calls and occasional use, a mobile plan with sufficient data can be a good interim solution at first. It is often available faster than a landline connection and makes sense if the key handover happens at short notice. For working from home, streaming, security cameras or several devices used at the same time, however, a fixed connection is usually more reliable.
The best choice depends on your usage. Someone who is only on site a few weeks a year needs a different solution than a family relocating permanently, or an owner who has a furnished apartment professionally managed. Also check whether the Wi-Fi signal is strong enough in all rooms. In larger apartments or villas, a single router may not be sufficient.
New builds in Avsallar and Alanya: plan connections realistically
For new-build projects, registering internet and water is part of clean handover planning. A building that looks finished does not automatically mean that every external service can already be transferred to the new owner's name. What matters is the official and technical approval, the meter installation and the availability of the respective providers.
Before the final handover, ask specifically whether water meters are installed, where they are read, which common areas are supplied and whether conduits or connection points have already been prepared for the internet. These questions are not minor: they decide whether you can use the apartment comfortably right away or whether further on-site appointments are needed.
At Exquisite Residence in Incekum/Avsallar we are dealing with a new build with completion planned for 2026. At a later handover, buyers should have the actual connection readiness checked on the respective date. This applies regardless of whether the apartment is used personally or managed under the offered rental option, which is regulated in writing.
Avoiding cost traps: keep contracts clearly separate
Water bill, maintenance fees, electricity, internet and possible shared services are different cost items. Do not settle for a blanket assurance that “everything is registered” – have it explained exactly which contracts are in whose name. Especially with a resale apartment, there may still be outstanding bills, old contracts or unclear responsibilities.
When you register internet and water, simple documentation is recommended: photos of all meter readings, copies of the application documents, contract numbers, contact persons and the first payment receipt. Keep these documents digitally and in order. This will be helpful later if you want to change tariffs, rent out or sell the property.
If needed, Home World Alanya also supports buyers after the purchase in coordinating the next practical steps on site in a structured way. Especially with a first property in Turkey, clear responsibility is worth more than hectic improvisation.
Deliberately plan some time for the first days after the handover. If meter readings, connections and contracts are recorded properly from the start, a new apartment in Alanya quickly becomes a place that is truly ready for your stay.
